The Real Reason Homeownership is Impossible Today: It’s Not Just Mortgage Rates

While many Baby Boomers recall facing daunting 14% mortgage rates in the 1980s, that painful reality pales in comparison to the multifaceted affordability crisis crushing today’s prospective homeowners. The core issue isn’t solely the current 7.5% mortgage rates, but a catastrophic divergence between soaring home prices and stagnant incomes, coupled with astronomically higher down payment requirements. In 1984, the median home price was approximately 3.6 times the median household income, meaning a 20% down payment represented about 71% of annual income. Fast forward to today, and the median home price has ballooned to nearly 5 times household income, demanding a 20% down payment that now consumes roughly 98% of the median annual income – an almost insurmountable hurdle before even considering closing costs, moving expenses, or the principal and interest payments on a massive loan. This dramatic increase in the upfront cash needed, combined with the sheer cost of the homes themselves relative to earnings, means that even with lower interest rates than in previous decades, the dream of homeownership is slipping further out of reach for younger generations, rendering the simplistic advice to cut back on lattes utterly irrelevant to the systemic economic challenges they face.
